Using Ambient Scenting to Increase Property Sales

Using Ambient Scenting to Increase Property Sales

How do you stand out in the fiercely competitive property market? By recognising the power of fragrance. Research shows that scents not only help sell but also increase the perceived value of a property.

Imagine: a cool spring morning, prospective buyers are beginning a house viewing. Instead of a typical "new home smell" or a clichéd air freshener, they are greeted by luxurious notes of sandalwood, vanilla and amber. As a result, they begin to see the space in a new light — as a place where they would like to live.

1. Choose a Scent That Guarantees Success

Abandon spray fresheners and plug-ins — they do more harm than good. Nobody wants a home that smells of lemon cleaning fluid. Buyers are purchasing a lifestyle, not bricks, so offer them high-quality, unique fragrances that enhance the atmosphere of the property. Fresh compositions with notes of green tea, melon, bergamot and mandarin will create a bright, clean environment; more expensive properties can be accentuated with cedar, vanilla, amber and musk.

2. Match the Fragrance to the Season

Harmonising scents with the season is another winning strategy. Warm notes like vanilla or pine work well in winter; in warmer months, light, fresh aromas perform better.

3. Choose the Right Scenting System

Beginners make two mistakes: they choose a scent that does not suit the interior or they choose the wrong device. A small diffuser or candle is sufficient for a bathroom, but not for a show home; a portable diffuser can handle a hallway but not several rooms at once. For larger spaces it is recommended to use devices integrated with the ventilation system — they allow fragrance to be distributed evenly, and a different scent can be set for each room.
